Tier 1: Student Referral
Our first tier service guarantees the occupancy of your student accommodation for a minimum duration of 51 weeks. We only require a property walk through, enabling us to capture wide-angle 2D photographs, high-resolution portrait videos, and immersive 360-degree images for our Virtual Tours. This package includes complimentary property listings on our website and the Virtual Tour, which can also be purchased individually. Please feel free to inquire about these standalone services.

Tier 2: Student Referral + Rent Management
The second tier incorporates all features of Tier 1, along with the added convenience of rent and deposit collection throughout the tenancy. Our team will handle reminders, collections, and transfers of all rent and deposits, while also managing late rent situations, including applying a strict late penalty fee. However, our interactions with the tenants will be limited strictly to rent collection.

Tier 3: Student Referral + Full Management
Our ultimate tier incorporates all of the features of Tiers 1 and 2, in addition to acting as the primary point of contact for tenants throughout the tenancy. We handle most tenant issues, requiring your intervention only for legal matters or approval for significant tasks (like replacement of boilers or furniture). To ensure seamless communication, we maintain direct chat groups with tenants through WhatsApp, facilitating swift resolutions and contributing to overall tenant satisfaction.

Pricing:

Website Listing + Virtual Tours:
For just £8 per month, we offer listings on our website complemented by a full 360-degree virtual house tour linked to your property's gallery. À la carte options for the 360-degree tours are also available for your properties, ranging from £40-£60. In the post-COVID era, properties with 360-degree tours have twice the likelihood of being booked directly online, eliminating the need for physical viewings.


Finding Tenants (3-5%):
At the most fundamental level, this service involves tenant sourcing, referencing, deposit collection, and tenancy agreement preparation. We may also manage the inventory.


Rent Collection (6-8%):
At this level, our team manages monthly rent collection, including follow-ups on late payments, providing landlords with a hassle-free experience.


Full Management (6-10%):
Along with the services listed above, full management encompasses maintenance, repairs (excluding major repairs/work), and acting as the primary contact for your tenants. Each of these services is based on a percentage of the property's total rent, with prices negotiable subject to property inspection.

What's Included in Our Full Management Package?

This all-inclusive package covers everything from the onset to the conclusion of the tenancy, divided into four main phases:

Pre-Tenancy Phase:

  • Property viewings and free advertising on our platform.

  • Capturing full UHD wide-angle photos/videos (+ 360-degree images).

  • Document verification and ID collection.

  • Contract preparation and signatures.

  • Property inventory checklist.

  • Deposit collection & transfer to the DPS.


During Tenancy Phase:

  • Regular rent collection on a predetermined date.

  • Introductory meet and utility setup (for homes excluding bills).

  • Handling of minor repairs (light bulbs, key cutting, etc.).

  • Reporting of major repairs to Landlord (leakages, boiler issues, electrical repairs).

  • Ongoing tenant support via WhatsApp.

  • Council Tax Exemption collection and submission to the council.


Pre-Move-Out Phase:

  • Verification of rent payments and bill status.

  • Final property inspection for damages in conjunction with inventory check/video.


Post-Tenancy Phase:

  • Return of deposit through the DPS.

  • Full home cleaning (bookable through us if needed

  • Preparation of property for new tenants.
